Subdivision expanding on College Avenue

An established subdivision in Orangeville's College Avenue neighbourhood is about to expand with little resistance or acceptance from surrounding residents.

The expansion is phase 2 of the Edgewood Valley Subdivision in the northwest area of town,which encompasses College Avenue, Courtney Crescent and Jeffers Court.

The application, which originally called for 33 lots, has fluctuated between 31 and 35 after several revised draft plans. The proponent's most recent draft plan settles on 34 lots with road extensions for College Avenue, Elaine Drive and Courtney Crescent and a connection to a future Hansen Boulevard extension.

The plan also includes walkways to allow for pedestrian links between the established subdivision and the new phase.

Representing Edgewood Valley, Jim Hughes told town council they will try to maintain current lot frontages in the neighbourhood with the new homes so the character blends in.

The developer is not required to build a park with this phase as they have already built the large 4.5- acre Kin Family Park in the neighbourhood.

The few residents present for the public meeting Monday evening were all concerned with the road structures. Mr. Stivers assured them traffic calming measures have been looked at to ensure smooth traffic flow.

Currently the land is designated low density residential and open space conservation by the Town's Official Plan (OP).

The owner is requesting an R4 zone with site specific provisions to allow for a lot coverage of 45 per cent for two-storey homes, where a maximum of 40 per cent is currently allowed; a minimum lot frontage of 10.2 metres for one particular lot, where a minimum of 12 is currently required; a minimum interior side yard setback of 1.2 metres for a home with a second storey above a garage, where a minimum of 1.5 metres is required; a minimum lot area of 315 square metres for several lots, where a minimum of 350 is required; and to permit encroachments for decks and porches into the front, rear and exterior side yards.

Council did not make a decision on the subdivision, but required a report with answers to questions asked during the meeting.
