Spring start for adult lifestyle building

A new residential development called One Elizabeth Street is being constructed with the aim of catering to a growing social demographic that includes seniors who wish to move from their current homes, but are still healthy and spry enough to not need a care facility.
Conditional on the developer, the owners of the adjacent Lord Dufferin Centre, selling 50 per cent of the 55 units in phase one of the project, construction could start as early as next spring, with occupancy by the end of 2010, or the beginning of 2011.
While One Elizabeth Street appears to be a condominium development, it is being marketed as "life leases."
David Hallwell, owner/ operator of the Lord Dufferin Centre and managing director of the company developing the project, a standard condominium project cannot be agerestrictive, whereas a lifelease complex can be, and is.
Another difference is that condominiums are usually headed by boards comprised of residents. At One Elizabeth Street, the ultimate decision-making power will be held by the company, which has promised that decisions will not be made without consultation.
The idea behind this concept is that residents will be in on the decisionmaking process without having to deal with the headaches of administration.
One Elizabeth plans to offer a wide variety of amenities and recreational areas; including a games room, business centre, workshop and group health and fitness area, as well as a car wash bay and two guest suites for visitors.
There will be six different suite designs to choose from that range from one bedroom, a bedroom and den, and two bedrooms. The smallest of the suites is 955 square feet and the largest will be 1,170 square feet. There will be monthly fees, similar to condominium fees, that range from $410 to $461.
These fees will be confirmed and locked in for the first year of operation once construction commences.
The operating budget and monthly occupancy fees will be reviewed and set annually with input from the residents, who will be part of a unit holder association.
